These terms set the basic rules for using the OSDAN Real Estate marketplace, including account conduct, listing standards, payments, verification expectations, and dispute handling in Ghana.

About the marketplace

OSDAN Real Estate provides a marketplace where users may browse listings, contact owners or agents, submit properties, complete verification, and in some cases pay for subscriptions or platform-managed bookings.

Unless a page expressly says otherwise, the platform acts as a marketplace and facilitation service. It does not guarantee the quality, legality, availability, or suitability of every listing or counterparty.

Eligibility and accounts

You are responsible for maintaining accurate account information and for activity that occurs through your account.

  • Use accurate, current, and complete identity and contact information.
  • Keep your password and account access secure.
  • Do not impersonate another person, use false credentials, or create accounts for abusive or fraudulent purposes.
  • If you upload verification records or business details, they must be truthful and belong to you or your organisation.

Listings and property content

Property owners and agents are responsible for the listings they publish or submit for approval.

  • Listing details must be accurate, lawful, and not misleading.
  • You must have the authority to advertise the property, media, and pricing you upload.
  • You may not upload content that infringes rights, misstates ownership, conceals material facts, or promotes illegal activity.
  • We may edit, reject, disable, or remove listings that violate platform rules, legal requirements, or trust-and-safety expectations.

Verification and trust controls

The platform may ask for verification materials to reduce fraud and improve marketplace trust.

  • Submitting false identity records, altered documents, or misleading support files may lead to rejection, suspension, or removal.
  • Verification improves trust signals but is not a guarantee of future performance, title, solvency, or legal compliance by any user.

Inquiries, bookings, and purchase activity

Users must interact with one another respectfully and lawfully when making inquiries, requesting bookings, or pursuing a purchase.

  • Do not use the marketplace to harass, spam, scrape, or exploit other users.
  • Inspect property details carefully and make independent decisions before committing funds or relying on listing claims.
  • Where platform-managed booking or sale-related payments are offered, completion remains subject to successful payment verification and the platform’s records.

Payments and third-party processors

Certain fees or transaction amounts are processed in GHS using Paystack. Payment channel availability may change and is not guaranteed at all times.

By using paid features, you also acknowledge that third-party processors may apply their own terms, privacy notices, fraud checks, or technical restrictions.

Content licence and platform rights

You retain ownership of the content you upload, but you give the platform permission to host, display, reproduce, and distribute that content as reasonably necessary to operate and promote the marketplace.

We may preserve records, moderation history, or transactional context where needed for trust, safety, disputes, or legal compliance.

Suspension, termination, and liability limits

We may restrict, suspend, or terminate access where there is suspected fraud, policy abuse, non-payment, document falsification, harmful conduct, or another serious platform risk.

OSDAN Real Estate provides the service on an as-available basis and, to the fullest extent permitted by law, limits liability for indirect, incidental, consequential, or user-to-user losses that arise from marketplace activity, inaccurate listings, payment interruptions, or third-party conduct.
